Not an algorithm's guess from a postal code. A considered opinion of value, prepared personally by Julian — drawn from recent sales on streets like yours, adjusted for what makes your home different, and delivered with the pricing strategy behind it.

Not a single optimistic figure. A range, with the reasoning behind the top and the bottom of it, so you can see what would have to be true to achieve each.

The handful of things worth doing before launch — and, just as important, the expensive ones that won't return what they cost.

No. Automated estimates work from postal-code averages. They cannot see your renovations, your lot dimensions, your exposure, or the condition of the homes you are actually competing against. In West Toronto, where a Kingsway Tudor and a Queensway semi can sit twelve minutes apart, that gap is often six figures.
Nothing at all. There is no listing agreement, no obligation, and no pressure. A good number of these requests come from people a year or more away from moving who simply want to plan properly — which is exactly the right time to ask.
You'll hear back within one business day. A full written valuation — comparable sales, adjustments and pricing strategy — typically follows within two to three business days.
Etobicoke, The Kingsway, Sunnylea, Humber Valley, Mimico, Humber Bay Shores, High Park, Roncesvalles and Queensway Village — plus the wider GTA where we've worked for twenty years. If you're outside that footprint, say so and we'll tell you honestly whether we're the right people or refer you to someone who is.
For a preliminary range, no. For a valuation precise enough to price on, almost always yes — condition and finish are the variables that move the number most, and neither is visible from the street or the last listing photos.
